Investing in Land is always a Smarter option

“90% of billionaires became so by investing in real estate.”Andrew Carnegie

That’s not a coincidence—it’s a clue.

Land, especially in high-growth corridors, remains one of the most stable and rewarding forms of investment. Here’s why even a small investment in land can outpace stocks, crypto, or high-risk ventures:

  • It’s Tangible and Finite
Land is a real, limited resource. You can’t “print” more of it like money or shares. You own a piece of the earth—forever.
  • Steady, Reliable Growth
Unlike shares that can swing wildly, land values—
especially near infrastructure upgrades like new train stations—tend to appreciate consistently over time.
  • Affordable Entry Point
With the right opportunity, you can start small. Land in strategic growth areas like Tynong offers a low-cost entry with high future upside.
  • Multiple Ways to Profit
Lease it, develop it, subdivide, farm, or simply hold and resell. Land offers flexible strategies and minimal overhead.
  • A Hedge Against Inflation
As the cost of living rises, so does the value of land—protecting and growing your wealth over time.
  • Low Volatility, High Stability
The stock market fluctuates daily. Land doesn’t. Especially in growing regions like southeast Melbourne, land values tend to appreciate steadily over time.

Why Invest in Coolalinga Farm?

  • Strategic Location: Within the rapidly growing southeast Melbourne corridor with excellent transport links.
  • Infrastructure Boost: Close to Tynong Station (upgraded under Regional Rail Revival), proposed Koo Wee Rup Airport, and major highways.
  • Versatility: Large, flat, usable land suited for agriculture, lifestyle, residential, or commercial development.
  • Growth Potential: Capital growth expected due to surrounding suburb expansion and major infrastructure projects.

Located just minutes from the Tynong Railway Station, Coolalinga Farm benefits from improved connectivity due to the Regional Rail Revival project, which is upgrading the Gippsland Line to increase service frequency and reliability. This enhancement positions the farm as a prime investment opportunity in a rapidly developing economic environment.

Future Development Strategy

The current share price entitles each investor to a 1,000 m² land share in Coolalinga Farm and includes all associated acquisition costs—including stamp duty and legal fees-up to the point of settlement and the land’s transfer into the company’s name from the current vendor. The farm currently generates passive rental income from two sources: the on-site farmhouse and a lease arrangement with a local farmer using the rear paddocks for cattle grazing. This income stream is generally sufficient to cover ongoing operational costs, including rates, insurance, annual audits, and the farm manager’s salary.

In the future, as we pursue development initiatives-such as a Community Hub, Retirement Village, Host Farm, Group Accommodation, Bed & Breakfast, Farm-to-Table Dining, or Residential Subdivision-funding for these projects will be secured either through part of the land sales or additional contributions from shareholders, proportionate to their shareholdings.

Should a shareholder be unwilling or unable to contribute further capital, they retain the option to sell their share at market value and exit the project. However, they cannot obstruct or oppose approved development activities. In the unlikely event that the development cost too much or the shareholders vote to sell the project on high price, the entire farm may be sold, and the net proceeds-including capital gains-will be distributed among shareholders in accordance with their share ownership.

Return on Investments (ROI)

If you want a smart property investment with strong returns, Tynong in Melbourne’s southeast growth corridor is a top choice. In recent years, it has shown steady capital growth, driven by infrastructure upgrades and rising housing demand.

Between 2020 and 2024, property values in Tynong rose about 22%, beating many traditional investments like bank deposits or bonds.
